What is a tax-deferred exchange?
In a typical transaction, the property owner is taxed on any gain realized from the sale. However, through a Section 1031 Exchange, the tax on the gain is deferred until some future date.

Understanding Tax Prorations
Real Estate Taxes are collected by the County Treasurer twice a year in all Ohio counties. The payment due dates vary but are traditionally due in February and July. Real Estate Taxes are billed in a current year, but represent the taxes for the PREVIOUS calendar year.
CLOSING PROTECTION
One of the most mis-understood protections offered to your clients at and before the closing is coverage known as Closing Protection Coverage. It is a State requirement that Title Insurers, through their approved agents, notify the parties to a transaction (Lender, Buyer and Seller) of the availability of Closing Protection Coverage.
